Step By Step

Purchasing a property on the Isle of Wight

  1. Visit a Mortgage Advisor (if relevant)
    To have an idea of your budget, it is advisable to seek assistance from a financial advisor (we can arrange this on your behalf) or your lender.
  2. Need to sell to buy?
    If you need to sell your current home, you will need to arrange to have your property valued where we would be delighted to assist
  3. Register your details with one of our sales advisors
    We list all your property requirements in order to match them to relevant properties. The more information we have, the better we can judge your needs. We will be able to continue sending suitable property details to you for as long as it takes to find your dream home!
  4. Viewing Properties
    If any of our homes appeal to you, we can arrange internal inspections together with advice on area, schools, amenities, etc. We can meet at the address or provide transport (collecting at one of the Ryde ferry terminals if required).
  5. Making an Offer
    When you have found your ideal home, we will put forward your offer to the vendor both verbally and in writing within 24 hours. We will need information of financial circumstances (i.e. cash/mortgage/other) as well as chain details (i.e. selling agent's details in order to check that the chain is complete).
  6. Acceptance
    Once an offer has been accepted and the chain is complete, you will be able to inform your mortgage advisor who will organise application forms to be completed and arrange a survey. If you are a cash purchaser, we can highly recommend an independent surveyor if required. At this point we will require solicitor details (once again, we can recommend if required).

    Following an acceptable survey, a mortgage offer will be issued. (If problems are highlighted as a result of survey and/or quotations are recommended, we will be more than happy to assist).
  7. Legal Process (in brief)
    We will send a sales memorandum to purchaser, vendor and both solicitors. The vendor's solicitor will attain the deeds and produce a draft contract for the purchaser's solicitor. The latter will apply for searches (environmental, local and drainage) and ask enquiries as a result of these.

    Once the purchaser's solicitor is satisfied with all the information provided, the contract will be ready for approval and signing by the purchaser.
  8. Exchange of Contracts (in brief)
    Both parties sign the contract and the purchaser's solicitor arranges the deposit (normally 10%) to be forwarded on to the vendor's solicitor. A mutually convenient completion date is then set and contracts can exchange.
  9. Completion
    On the morning of completion, the balance of the purchase price is transferred to the vendor's solicitor who will advise the selling agent to release the keys.

Remember the following:

  • Just a few companies to advise of your move: Gas, Electricity, Water (including meter readings); Television Licence; Insurance Companies; Telephone Companies (including mobile); Banks/Building Societies; Catalogues; Club Memberships, etc.
  • Send New Address cards to friends.
  • Arrange postal re-direction with the Post Office.
  • Advise Neighbours.
  • Arrange Removal Company once completion date is set.
